Property Letting/Gite rental in the Ribérac area

gardimaison covers a 50 km radius of Ribérac town centre where we are based.

We are extremely competitive and believe you will find it hard to obtain such a comprehensive value for money service as we provide in this catchment area.

Our gardimaison property management service comes as a pack which can be adapted  to suit individual requirements as we recognise that no two people have the same needs. 

The following list is not exhaustive but gives an idea of what we offer

  • Initial visit - we will visit you at your property to discuss your requirements.

  • Advice on setting up - we will tell you what we think you need to do to make your property stand out amongst the thousands of others available on the market. It may be that an update is required in order to make your property more user-friendly and because we manage many rental properties we are experienced in knowing what people are looking for when they decide to make a booking. Sometimes this is a simple matter of renewing the bed linen or towels; other times it can mean the addition of a dishwasher or a complete kitchen re-fit. Whatever we feel your property requires we will tell you. We also have a checklist of what we recommend you should provide for your guests to make their stay as enjoyable as possible.

  • Advice on what you might expect to get from your rental - based on our knowledge and experience of the local lettings market.

  • Photographs - we don't rely on old photos that often don't do justice to your property. We will take up to date photographs of the inside rooms and the outside areas and pool showing them at their best; these photos will be used for promoting your property on websites.

  • Property details - we prepare details of all rooms and facilities offered at your property, including outside areas, swimming pool and local facilities; these details will be used for promoting your property on websites.


 


  • Websites - we will promote your property on the most popular websites for your target audience or on sites of your choice. We will prepare your web page with text and photos which we will update free of charge. We make our own  initial charge for setting up your details and you will be responsible for the fees required for each website you decide you wish to use.

  • House Notes - we will request information from you specific to your house, garden, pool, tennis courts etc. We will also find out relevant information on what to do and see in your area. From this information we will compile a "House Notes" pack setting out your 'House Rules' and all the information your guests should require to have a safe and enjoyable holiday at your property without the need to ask for help during their stay. The Notes will also include directions of how to get to your property, including the satnav co-ordinates. The House Notes pack will be sent to your guests in advance of their stay at the time of them making their initial deposit. A further copy of the Notes can be left permanently at the property.

  • Enquiries and bookings - we will handle all enquiries by phone and email endeavouring to respond to them the same day even at weekends when most people seem to make their enquiries (for calls/emails received up to 7.00 pm).

  • Booking contracts - we will send a contract to your guests once a booking has been made and we will ask them to pay an initial deposit at this time which will be payable directly to you. The contract sets out clearly the terms and conditions of your rental. At the same time your guests will receive a copy of the "House Notes" so they will have plenty of time before their arrival to gen up on what to expect..

  • Final payment- we will send an invoice to your guests 8 weeks prior to their stay at your property.

  • Meet and Greet - we can meet and greet your guests at a pre-arranged time or, as many of our clients do, you can ask a friend or neighbour to do this for you. Either way we can act as a point of contact for your guests during their stay and we are happy to respond to telephone queries. If the query is unable to be dealt with over the phone we will visit the property, although we do make a call-out charge for this.

  • Our payment from you - when you have been paid in full (8 weeks before your guests' arrival) we will invoice you for our work.
